Two upscale apartment developments are set to open in Shorewood Hills on the border with Madison this summer. 

Flad Development is getting ready to open a mixed-use building at University Avenue and Shorewood Boulevard as well as an expansion project on The Lodge at Walnut Grove on University Avenue across from the Hilldale Shopping Center.

Lodge 2 will add two new buildings hosting a total of 94 apartments as well as community space, an exercise facility and a game room to a 2.25-acre property that had been home to the 13-story, cylindrical Pyare Square building. Eight of the units are reserved for lower-income renters. The first new building is set to open in June with the second to open in August, and nearly 75 percent of the units have been leased, said Jim Vogt of Flad Development. The Lodge opened in 2014 with 100 units between two buildings.

The second project, called The Boulevard, is Flad's first mixed-use project and is set to open July 1. The first floor of the four-story building offers 11,500 square feet leased to stores and restaurants including Potbelly Sandwich Shop, AT&T and Ancora Coffee. The three floors above will have 38 apartment units ranging from studios to 3 bedrooms.
