The reconstruction of the Fish Hatchery Road interchange at the Beltline will also mean a new Perkins restaurant.

The existing restaurant, at 1410 Damon Road, just west of Fish Hatchery Road, will be razed in June to make way for a new frontage road, which is part of a $13.5 million state Department of Transportation project to improve the interchange.

Construction on the 5,195-square-foot restaurant began last week in the parking lot on the west side of the existing restaurant and is scheduled for completion by early to mid-July.

That means a gap of about one month between the closing of the old restaurant and opening of the new $1.2 million restaurant, said Dan Lonsdorf, an executive vice president of Mortenson Investment Group, owner of the land and the new restaurant building.

"The location is such a critical thing. This Fish Hatchery Road site is one of their best sites in the entire country," Lonsdorf said. "We'll do everything we can to minimize their downtime."

MIG has a layered lease with Perkins that begins with a 12-year commitment, Lonsdorf said. MIG is a commercial real estate development, leasing and private investment company in Madison.

Other Beltline projects by Mortenson have included the 214,780-square-foot Arbor Gate at Todd Drive, the 60,000-square-foot Landmark Place at 2901 W. Beltline and the 40,000-square-foot M3 Insurance Solutions building at 3113 W. Beltline.

David Layton, project manager for the DOT, said the two-year road project will start this year with a new on-ramp to the westbound Beltline for southbound and northbound traffic. There also will be improvements to the southbound lanes of Fish Hatchery Road from Petra Place to Greenway Cross.

Next year, the project will eliminate the circular on-ramp to the westbound Beltline for northbound traffic on Fish Hatchery; construct a new off-ramp for westbound Beltline traffic onto Fish Hatchery; and improve the northbound lanes of Fish Hatchery from Greenway Cross to Petra Place.

Perkins is the only building affected by the road project.
